Vacation Home Ownership Questions & Answers


Is your organization purely a management company or do you also handle the sale of properties?

We are actually two companies! One side is the real estate company, which assists anyone interested in buying a vacation home. The other side is the management company, which was established for the sole purpose to meet the needs of the buyers who purchased their property through ALL STAR Vacation Home Realty.

How close to Disney are the vacation homes you sell?

The age-old real estate motto, “location, location, location” rings true here! All of the homes we sell are located within four miles of Disney’s main gate. The developments these homes are located in are zoned specifically for short-term rental. Our office is also conveniently located within the same vicinity.

How does financing work when purchasing a vacation home?

There are two considerations regarding financing when moving forward with a purchase. If you purchase a new home, most builders offer financing that can sometimes include builder incentives; such as paying for a portion of the closing costs. We have found this to be a popular alternative and relatively stress free, providing a “one stop shopping” forum; as the closing is generally coordinated through the builder’s mortgage company and chosen closing agent. The other option would be obtaining your own financing either through your own lender or researching different mortgage brokers. All Star Vacation Home Realty can assist in that research, as we have a strong relationship with both a local mortgage broker and title company that are highly competitive and knowledgeable in their market.

How much is needed for a down payment?

A typical down payment is usually 20% down for foreign investors and 10% for domestic investors.

Are furniture packages available as part of a vacation home purchase?

Furniture packages are available, however they are in addition to the purchase price of a home. We have an exclusive interior design team, Beyond Furnishings, who works with our buyers in helping them create a package that works best for them and their investment. These packages include everything from furnishings, kitchen items, linens, electronics and decoratives.

Is special insurance needed to cover a vacation home?

You will need to research homeowner’s insurance that covers both hazard and contents on the property. There are deductibles to consider, but the percentage differs depending on the coverage you choose. All Star Vacation Home Realty can assist in putting you in touch with a reputable agency whose knowledge in the short-term rental industry is informative.

Are there homes available to purchase in your area of expertise?

> Yes! We do have homes available. In fact this is certainly a “buyer’s market." There are many choices in the resale market place and a few exciting options if you prefer new construction. There are two new home communities currently being built in the All Star Vacation Homes area.

One is Windsor Hills, a Pulte Homes development that is rapidly moving towards the final phase of its development with some of the best lots in the project now available. Our current owners in Windsor Hills are enjoying great occupancy in their beautiful vacation homes, condos, and town homes. The condos and town homes are only available through the resale market as the new construction phases are now completed. However the single family homes are still available as new construction.

We are also very excited that All Star Vacation Home Realty has been selected as the exclusive real estate team to sell 27 homes in Calabria Estates located in the up and coming Westside Development. Calabria is ideally located within easy reach of the Orlando International Airport and only minutes away from Disney World. The development is surrounded by natural Florida wetlands and pine wooded landscape. Its abundance of wildlife and beauty created the perfect location to truly enjoy a relaxing vacation for both owners and quests. Calabria is currently the only single family development within the Westside project. The community consists of a selection of one and two story floor plans including homes with:

  • three bedrooms and two bathrooms
  • four bedroom and two or three bathrooms
  • four bedrooms and three and a half bathrooms
  • five bedrooms and three and a half bathrooms

All homes in this Italian influenced community include two car garages and tiled roofs as standard features, and are designed with high specifications both inside and out. Calabria offers the widest lots available for a new construction vacation home purchase in Central Florida at approximately 70 ft, and each is located within 5 miles of Walt Disney World.

Through the purchase of the vacation home package, furnishings, amenities, pool and spa are included in the price of the home. We’ve listened to our guests and at Calabria each home that includes the vacation home package will include a home theatre, game room and an office with computer and high speed and wireless internet access. All inclusive home prices start in the mid $600s.

Currently there are two inventory homes available and approximately 24 lots to choose from for new construction. We look forward to sharing more details on any of our available vacation home choices and our knowledge of the vacation home industry.

What about resale properties for sale in your area?

There are some resale properties that we can consider, however they must be in good condition, have desirable floor plans, and meet the ALL STAR standard to fit into our program. The majority of these homes will come furnished, so it would also need to be determined if any of the existing interiors require refurbishing. The reason for our high standards is due to the fact that we do “house specific” rentals, which means that guests choose the house they want to rent. In purchasing a resale, it’s important to understand that anything you buy would need to compete with other properties in relation to presentation and floor plan/amenities, which we could help you along with.
